Foundation Repair in Daytona Beach, FL

Same county. Same crews. 35 minutes away.

Soil borings, environmental site assessments, materials testing, and foundation repair across Daytona Beach and the Volusia coast, run from our own office and laboratory in DeLand.

Start Your Project

Same county as our lab and rigs

Daytona Beach and DeLand are in the same county. Our rigs, technicians, and laboratory are all on the west side of it.

~25 mi

From our DeLand office to downtown Daytona Beach

~35 min

Typical drive time via SR 44 and I-4, or US 92

Same day

Samples reach our laboratory the day they're taken

What Daytona Beach Owners Call Us About

The problems we see most on this stretch of coast.

Two-story white beach house elevated on stilts with sandy shore and seawall under clear blue sky.

Seawalls and bulkheads on the river and canals

Seawall and retaining wall design along the Halifax River and the canals off it, and tieback anchors installed by BTR where an existing wall is leaning. Anything seaward of the Coastal Construction Control Line also needs FDEP review, covered below.

What's Under Daytona Beach

Four different problems in twelve miles.

Volusia County changes character fast as you move inland. The boring program should reflect where your parcel actually sits.

Where Typical conditions What it means for design
Barrier island Loose to medium dense beach sand, shallow water table, salt exposure Densification or deeper bearing; corrosion protection for buried steel
Halifax River corridor Former marsh and estuarine deposits, organic layers, variable fill Undercut and replace, or bypass with deep foundations; settlement governs
Mainland west of US 1 Sand over clayey sand, more consistent bearing Conventional shallow foundations usually viable
Inland Volusia (DeBary, Deltona, Orange City) Karst: limestone nearer surface, solution features possible Deeper borings; sinkhole evaluation where distress is present

Who reviews your project here

Permitting and review authorities in coastal Volusia

  • City of Daytona Beach
Building permits and site plan review inside city limits.
  • Volusia County
Unincorporated parcels, county roadway work, and county-owned facilities.
  • FDEP Coastal Construction Control Line
Structures seaward of the CCCL need state review in addition to local approval.
  • St. Johns River WMD
Stormwater, retention, and consumptive use permitting across the district.
  • FDOT District 5
State roadway work and any access connection to a state road.
  • Adjacent municipalities
Ormond Beach, Port Orange, Holly Hill, South Daytona, and New Smyrna each run their own review.

Daytona Beach questions

Do you have an office in Daytona Beach?
No. Our office and laboratory are in DeLand, about 35 minutes west in the same county. Crews, rigs, and samples travel from there, so you work with a full engineering office and lab rather than a satellite address.
Why does soil near the beach need different foundation design?

Coastal Volusia is typically loose to medium dense sand with a shallow water table, sometimes over buried organic layers from former marsh. Loose sand can be densified or bypassed with deeper foundations; a shallow water table affects excavation and settlement. Borings tell you which you have.

Are there sinkholes in Daytona Beach?

Activity in Volusia is concentrated inland around DeBary, Deltona, and Orange City where limestone sits closer to the surface, not along the barrier island. Beachside settlement is more often loose sand, poor fill, or organics, which is why the cause needs investigating before it's assumed.

Do I need a permit for a seawall here?

Coastal armoring generally requires local approval plus state review, and anything seaward of Florida's Coastal Construction Control Line needs an FDEP permit. Requirements vary parcel by parcel. Confirm with the building department and FDEP before design.

How fast can you get a crew to a Daytona Beach site?

Most projects mobilize within one to two weeks of authorization. We schedule our own drilling, so the date is ours to set, and expedited mobilization is available for a permitting or closing deadline.
