Engineering Services for Florida Homeowners

A straight answer about your house.

Whether you are buying a home or living with a growing crack, a door that no longer closes, a soft spot in the yard, or a leaning seawall, the first question is whether the problem is serious. We go beyond a standard home inspection or contractor estimate by drilling, testing, and investigating the underlying cause, then providing a report sealed by a licensed Florida Professional Engineer that explains what is happening beneath your property and what should happen next.

Start Your Project

Construction workers in safety vests and helmets inspect concrete foundation with metal bolts by roadside under traffic lights.

Where we fit with your home inspector

A home inspection covers the whole house at a glance. We go deeper on the parts that need an Engineer: the foundation, crawlspace, load-bearing walls, retaining walls, and seawalls, with specific recommendations and a sealed report when you need one. Wind mitigation and four-point insurance inspections are not engineering work, so a licensed home inspector is the right call for those.

Before you call anyone

Photograph the cracks with a ruler or coin for scale and date the photos. If they widen over the next few weeks that is the single most useful piece of evidence you can hand an Engineer, and it changes the diagnosis.

What it costs, honestly

We cannot quote a sinkhole investigation or a foundation evaluation from a phone description, and anyone who does is guessing. What drives the number is how many borings the site needs and how deep they have to go, and in Florida that varies substantially over short distances.

The Sequence

Four steps from call to sealed report. Tap each one for what happens and how long it takes.

We ask what you're seeing and where. That's enough to outline the likely boring count and what the site needs.

A licensed Engineer sets boring locations and depths based on the site, not a standard count.

A crew drills and samples on site. Most residential jobs finish in a single visit.

Findings, cause, and a professional Engineer's seal. What it will and won't settle is stated plainly, not implied.

Common questions

Will my homeowners insurance cover this?

That depends entirely on your policy and the cause, and we cannot tell you what yours covers because we are Engineers, not adjusters. Florida treats catastrophic ground cover collapse differently from sinkhole loss, and ordinary settlement is often excluded. What we provide is the investigation and the sealed report the claim process requires. Read your policy and talk to your carrier early.

Do I need an Engineer or a foundation repair contractor?

If you already know the cause and just need the work done, a contractor can do it. If you do not know the cause, a contractor's diagnosis comes attached to the repair they sell. We diagnose first and design the repair to the finding, and our crews install to that design.

How long does it take to get a report?

Field work is usually one to three days depending on how many borings the site needs. Laboratory classification and the engineering analysis follow, and the sealed report typically issues 7 to 10 business days after the drilling. If you are working against a claim deadline or a closing date, say so on the first call.

Do you work outside Central Florida?

Yes, all 67 counties. Our office, laboratory, and rigs are in DeLand, which puts most of Central and Northeast Florida within a two-hour drive. With all five rig types available, distance is a scheduling question, not a capability one.
